I love it when a plan comes together!

This project was the final step to a complete transformation of an absolutely gorgeous property that was previously a jungle. The homeowners had cleared out the overgrown yard, and made huge strides in cleaning up the property and renovating this beautiful home.

We were tasked with some tree removal, installation of 2 metal buildings, and removing a dilapidated barn without destroying the concrete slab underneath, and cleaning up on our way out.

We started by dropping some dead trees and removing the stumps. Then graded for the buildings, set up drainage, had plumbing and water management run and then threw down some seed and hay on the way out!

This one was a bit of a challenge to persuade out of the ground 😄

Grading for building 1.

Ready!

Building 1 complete!! Now on to the big guy.

Brought out the big guns on this one. Rough grading by Ralph Carroll and John Elmore. Sadly for us all (except Ralph) he is retired. But John is still at it and i highly recommend him for light excavating, topsoil delivery, hauling, and driveway repair. 540-392-2099.

Plumbing/electrical conduit all in place!

Rebar and wire mesh all in place! We always use a heavy duty 20 mil underlayment. Make sure not to skimp on this part, it is crucial to keep moisture off the concrete eliminating efflorescence and reducing the impact of the freeze/thaw cycle on your slab.

We do a grid of half inch rebar on 2 ft centers as well as wire mesh for the slab. We use 5/8 in double strand rebar around the perimeter for added strength. We are careful to tie the grid reinforcements into the perimeter reinforcements for a true monolithic pour.

Due to time constraints, i had to build the 30'x55' form and do the finishing touches by myself overnight. I started after dinner and finished up at 6am as the concrete truck was pulling in. I don't like to brag, except for this one. Had to brag about this 😄 We weren't going to push pour day back.

Concrete placing and finishing by Fonseca Concrete. They are the best in the area and really great people to work with. 540-257-0223

Now that is a thing of beauty. Properly prepped with rebar, wire mesh, and fiber-mesh concrete. Pats twice...that's not going anywhere.

Lines run for plumbing and electrical.

Boom. Paving by Jennelle's paving and sealcoating. 540-382-9443.

We were all quite happy with how this turned out. On to the barn demo!!!

Sadly this barn was beyond repair. We did salvage the oak siding!

The slab was saved and will possibly be turned into a timberframe picnic are. There is a beautiful creek down past it, this property really is quite gorgeous.

Oh! And the deck! It needed some love. Matt (the homeowner) had this one covered but i helped with demo.

That was a workout. 16 penny ringshank nails...they dont make em like they used to. 😄

Just so y'all know im not the only one working at night around here 😄 Matt finishing up what turned out to be a gorgeous deck.

Bonus shots! And yes, there are koi in it!

This was the view as Fonseca took over and i can't express enough what a great feeling this was. This is what i love about this job. Making lasting connections with great people and helping homeowners turn their dreams into reality. Seeing a good plan come together succesfully is what it's all about.
